Deposit/Confirmation of Booking

A non-refundable deposit of 30% or a minimum of £50.00 (whichever is the greater) is required to secure your booking. We require confirmation of your booking in writing by e-mail (or by letter if preferred). 

Please note that your booking is not considered firm until the deposit (or full) payment has been received. Confirmation of the booking will be sent to you by email after the deposit (or full payment) has been received. 

The balance due must be paid no less than 28 days before the start of your visit. If the balance is not paid by the due date, we reserve the right to re-let the property and retain the deposit. 

If the booking is made less than 4 weeks from the date of your stay, then the full price is payable at the time of booking.

Damage Deposit

A fully refundable damage deposit of £100.00 is required.  This can be paid at any time before the hire term commences and will be refunded in full within seven days of the end of the hire term. 

However, should any damage to the property or contents be incurred beyond reasonable wear and tear, or excessive additional cleaning be required, the cost of this will be advised before being taken from the damage deposit. Additional cleaning costs will be £40.


If for any reason you do need to cancel your booking, it is important that you tell us at the first opportunity (in writing either by email or letter) so that we may attempt to re-let the property and minimise your loss.

There will be no charge for cancellation if this is made within 48 hours of booking. In the event of cancellation more than four weeks before the start of your stay, we will attempt to re-let the accommodation.  If we can re-let for the period of your booking, we will refund all monies paid less a £30 cancellation charge.

Should cancellation take place less than four weeks before the start of your stay, or we are not able to re-let the property for the period of your original booking, then we regret that the full cost of the rental will be payable.

To protect you against any possible loss due to cancellation, it is recommended that you consider taking out suitable cancellation insurance. Should, for reasons beyond our control, the property be rendered unsuitable for letting on the dates booked, all money paid will be returned in full without further claim.

Covid-19 Caveat

Please note that if a reservation has to be cancelled due to any future Covid 19 restrictions imposed by the Government, then we will first try to find a mutually acceptable date to move your booking to, along with all the money paid.  If a suitable replacement date cannot be found then we will refund your deposit in full.

Payment Methods

Payments should be made by cheque or direct bank transfer as we currently do not have an on-line card payment facility. Cheques should be made payable to “Jose Taylor” and sent to: The Fold Yard, Cornborough Hall, Sheriff Hutton, York YO60 6RX. If paying by direct transfer, please request our bank details when making the booking.

Minimum Stay

The Fold Yard is available for a minimum stay of 2 nights Monday to Sunday inclusive during the off peak season and a minimum of 3 nights during peak season. Please see our pricing tariff for more detailed information.

Arrival & Departure

Check in is from 4pm onwards on the day of your arrival. Earlier check-in may be available if The Fold Yard is vacant on the morning of arrival. Please enquire by phone or email prior to arrival.

Check out by 09.30 hrs on your day of departure unless special arrangements have been made with us. This is to allow us to prepare the property for the next guests.

Pet Policy

One small/medium sized and well-behaved dog is welcome at The Fold Yard free of charge by prior arrangement. 

Please clean up after your dog by bagging waste and kindly dispose in the bin provided. Under no circumstances are dogs allowed onto the beds or furniture and they must always be under control when outside of the property's enclosed courtyard area. 

Your dogs must not be left unattended at the property . We do have an secure outdoor kennel and small enclosure facility if required.

Any damage caused by your pets whilst staying at the property is your full responsibility and you will be billed accordingly. If any excessive additional cleaning is required you will be charged £40 from your refundable deposit.

When walking in the countryside we urge you to please respect the Countryside Code, including shutting field gates behind you and keeping your dog on a lead when close to livestock.


Occupation of the Fold Yard is limited to four persons unless agreed in advance with us. Babies are welcome although we do not provide travel cots so please bring your own. 

We are delighted to accept children of any age, but please be aware that we are surrounded by working farmland where large agricultural machinery could pose a danger to children. There are also 3 ponds in close vicinity to the property so care is needed. Guests are responsible for child supervision at all times.


Please note that there is a strictly NO SMOKING or VAPING policy for inside the property. Smoking and vaping are permitted outside but we respectfully ask guests to kindly dispose of any butts or liquid cartridges appropriately and responsibly. 


We cannot accept any liability for the theft, loss or damage of personal property, of whatever nature, during or as a result of your stay with us. This will include any vehicles or pets left at the property. Guests also agree to absolve us of any responsibility for any accident or mishap to persons, pets or property whilst on the premises or whilst engaged in any activity therein, or from any illness or injury arising from any causes whatsoever.

Property Usage

You agree to use the Property solely for its intended purpose as self-catering accommodation and to accept the owners right to refuse to hand over the Property to any person deemed unsuitable to take charge. Causing a nuisance or disturbance or unreasonable behaviour may result in being requested to leave.

Under no circumstances may the Property be occupied by more persons than stated when hired. We do not permit Stag or Hen parties or group parties of any kind.

Additional Cleaning

All cleaning under normal circumstances is included in the cost of your stay. If additional cleaning of the property is required, including washing up, additional cleaning of the interior or fixtures and fittings, then we reserve the right to charge for this work at a rate of £20 per hour taken from your refundable deposit.
